Interactively delivering Emaar communities with state of art integrated facility services. The complex is circa 3.7 million Sq.M/ 22,000 residents with different purpose developed areas ( Residential, Commercial, Retail, Shopping mall, Polyclinics, Schools, Clubs, Gardens, Lakes & Pools). The services is wide to include both hard and soft services along with landscaping and special systems management construction projects and community enhancement initiatives.

• Act as front-line contact point for clients and vendors queries and issues relating to FM Services.
• Manages FM budgets including building energy management to ensure most cost effective and sustainable options.
• Ensures compliance with rules and procedures regarding tendering and solicitation of professional services.
• Prepares report and reviews operational budget and additional services budget.
• Ensures KPIs/MBOs of team and service providers are reviewed.
• Responsible for other process work flow for FM such as; SOPs, and approvals, Operations Manuals, Assets Register and Energy Saving Proposals etc.
• Reviews/Prepares manpower plans and budget allocation report.
• Plans, develops and implement strategies, departments policies and procedures, KPIs, SLAs and budgets to attain overall goals, budgeted financial results and objective of department.
• Assists project teams with any move/change management and provide advice on technical community matters.
• Analyses complex or diverse information; gather and review information in order to identify and resolve problems in timely manner.
• Ensures tenants and customers that live and/or work within community are provided quality environment in-line with service level agreements and resolve issues with highest level of customer service.

• Govern different IFM operations aspects within circa 600,00 M2 built-up area within different business buildings.
• Review & approve budget plans with annual USD 2,000,000.
• Propose frequent enhancement plans (Financial &Technical).
• Team selection, development and Coaching. Cooperate with supportive departments for optimum utilization of available resources within.
• Guide Ops. Managers to develop quarter report for zone financial & functional performance.
• Propose frequent improvement initiatives to deliver competitive services to client.
• Self audit within projects to assure compliance with corporate vision. • Frequent meeting with clients to survey satisfaction levels and seek new business opportunities.
• Frequent meeting with zone staff to discuss challenges and solutions.
• Motivate & Empower zone staff for optimum performance.
• Govern the EHS behavior and culture within projects.
• Facilitate operation requirements between projects and different departments.
• Tendering of new projects

• Responsible for electrical section inside in the plant including (admin buildings, MV network, LV, networks, Utilities, and part of processing production line).
• Initiating predictive maintenance program for all machinery.
• Managing the department warehouse stock and plan for optimum stock to ensure flawless service continuity.
• Plan emergency readiness response plans with department head.
• Take over the small projects of renovation and fit outs.
• Analyze section performance in term of manpower utilization and machines breakdown (availability time).

• Maintain the requested standards of performance for the equipment and machines
• Prepare analyzing and statically studies to determine the need for preventive maintenance and spare parts for the machines
• Preparing preventive maintenance plans including detailed actions and time frames
• Train the maintenance team to achieve highest efficiency level
• Prepare needed reports of maintenance cost
• Apply the ISO procedures
• Improvements of safety in the manufacturing process
• Direct linking with the machines manufacturer in Europe
• Covering the below systems: Conventional and PLC systems (Omron, Siemens S7) - CNC multi-axis machines - Medium temperatures ovens Control system -Water treatment stations (deep submerged pumps, centrifugal pumps, dosing pumps, filtering station and fluid control systems) - Over-Head Crain (50/5) tons-3-ph induction motors (up to 120 HP) -Hydraulic & pneumatic systems -Complete installation, and start-up for production lines
